Sealer

Sealcoat will fade as the binders and polymers degrade and the asphalt will begin to turn back to a grey Hue after a few years. It is important to refresh the sealer every few years in order to readd binders and protection to the asphalt to extend the life and longevity as much as possible. 


Sealcoating WILL not fix potholes, cracks, high spots, low spots or defects. It WILL protect and strengthen your asphalt.

Why am I seeing tire marks on my newly sealed driveway? 

After sealcoating, the surface needs time to fully cure and harden. During this period, tire marks or “scuffing” can appear when the weight, heat, and friction from vehicle tires press into the soft coating. This is completely normal and one of the most common temporary issues homeowners notice after sealing. Tire marks on newly sealed driveways are a temporary cosmetic issue, not a sign of poor workmanship. With a little patience and proper care, your driveway will cure into a strong, even, and long-lasting protective layer. 


Will these tire marks fade over time? 

Yes — in most cases, light tire scuffs fade naturally as the surface continues to harden. Sunlight, rain, and regular use help the marks blend in over time. Avoid aggressive cleaning methods or turning tires sharply while the coating is still fresh. 


How can I prevent power-steering marks? 

Power-steering scuffs occur when the tires grind against the surface while the vehicle is stationary. To prevent them, make sure your car is moving, even slightly, before turning the wheel. This simple step greatly reduces the chance of leaving visible marks on new sealcoat.


 How long should I wait before driving on a new sealcoat?

 For best results, wait at least 24 to 48 hours before driving on freshly sealed pavement. In cooler temperatures or high humidity, the curing process can take longer. Always follow your contractor’s recommendation for your specific weather and surface conditions. 


SOMETIMES, FAILURE HAPPENS...

Why did the sealcoating fail or peel? Peeling is caused by sealcoating not bonding to oil spots or any other surface contaminants like dirt, grease, etc. or oxidized pavements. Prior to a sealcoating application, the pavement surface needs to be thoroughly cleaned, oil spots be treated with an oil spot primer and oxidized surface should be primed either with a specialty primer or a thin coat of the sealer. Peeling and sealer delamination may also be caused by other factors such as - By cold or freezing temperatures during the final cure process before the film was fully cured. Freezing temperatures will shatter the sealcoating bonds from the bottom layers of the sealer film. Deposit of tree sap in the pavement profile. The failure is seen as the flaking of the sealer. Sealcoating over a very hard coating, e.g. Gilsonite-based. (also seen when too many layers of sealer have been applied by DYI) - The failure appears as chipping because the top coat does not bond and flex with the bottom coat. Excessive moisture prior to sealer bonding or curing out. This can display as a “chalking” of material or flaking away. Sometimes will be discolored compared to other properly adhered areas.      

Crackfill

When using Hot Liquid Crackfill, sometimes a cooling off or indentation can show giving the appearance that a crack may not be sealed. This may be an illusion due to the cooling and "bell" shaping of the liquid within the crack itself. 

Crackfill IS NOT an insecticide. It also does not kill grass or weeds. Grass can sometimes STILL break through liquid crackfill. The goal of the crackfill is to prevent moisture penetration at the crack that can and will erode the sub base and weaken the underlayment of the asphalt. 

Sealing the cracks will significantly slow the erosion and deterioration that is happening to extend the overall life of your asphalt.
