Sealcoating Residential | Owners Resp & Conditions 1. Driveway Chalk & Wet Mud Spots: Please hose off any driveway chalk or wet mud spots 1 day prior to our service. In the event that this material is on the driveway, we will have to cancel the project and possibly charge you a trip charge if we did not include this in our proposal. 2. Rain: If it's raining the day of scheduled service, assume we aren't coming and we will contact you to reschedule as soon as possible. If it rains after our installation, please contact your representative. We monitor the weather closely and can generally predict this very well. In the event that an unexpected storm happens, we will touch up any areas where sealer has not bonded. 3. Lawn Fertilization: should not be installed seven days before or after service. 4. Sprinklers: should be off 24 hours prior until 48 hours after service. Avoid lawn cutting during this same period of time. The surface must be dry for our arrival. 5. Cars/Other Objects: Be sure all vehicles are out of the garage and parked 15-20' from any asphalt surface to allow our team to work as well as limit potential of any accidents. 6. Pavement Sealer: will take a minimum of 30 days to fully cure and is sensitive to animal droppings, tree droppings; water stains from irrigation systems, ponding water & tire markings during this time. This is normal and no reason to be concerned, it will fade over time. Areas of shade will take longer to dry and cure then areas in the direct sunlight. 7. Barricaded Driveway: No vehicle traffic for 24 hours - 48 hours is vital for the best project. Even though the surface will appear to be dry in 2-6 hours, opening this up for any traffic will ruin this project. It is your responsibility after our crews leave your site to maintain all perimiters of barricading after we leave the site. 8. Driving on Surface: Once you start driving on sealed surface, avoid turning your wheels unless your car is moving. We understand this may be difficult to do, but understand that when you turn wheels on a freshly sealed driveway scuffing and turn marks wil be evident, no worries in time they will blend in with surrounding surface. 9. Final Surface Texture: You will notice surface smoothness difference in shading may appear where sealer transitions from hand application to spray application, as well as where you may have rough & smooth surfaces. This will gradually fade over time, and there is normal. Small hairline cracks on the surface may initially appear more noticeable due to the fresh black finish. This is considered normal conditions. Also, if a broom application is needed for any part of the driveway, brush strokes will be visible and will fade away and blend over time. Brush application is typically used to perform cut-in work close to areas that may otherwise have overspray. Asphalt sealants are also not designed to smooth out or hide surface textures, raise or level asphalt, fill voids and cracking or any other damage or imperfections. There are other processes and products to address other issues a driveway may have. Asphalt sealcoating is a surface protectant. 10. Existing Splashing: If your existing pavement surrounding area has splashing or drip areas, we are not responsible for removal of that material. We will do our best to show you these areas, however please review this prior to our firm starting the project. 11. Overspray on Grass: where grass meets your pavement, you may expect a small “drift spray” pavement sealer. This is normal and will disappear generally after the next mowing. 12. Tracking: Maybe your kids, dog or mailman walked on the surface and tracked it on concrete, carpet or your hardwood floor. We can only suggest helpful solutions to this issue. Contact our office and we will do our best to help you with this issue.
Warranties/ Responsabilities: Proposal is based on the current price of liquid asphalt. If there is a price increase in liquid asphalt, there will be additional charge for the difference. All material guaranteed to be installed exactly as specified. Existing Surface: The existing surface will be expected to support the weight of all required construction equipment. In the event that due to poor sug-grade conditions sinking may occur when we drive onto your site, Our firm will not be held responsible for damages to any concrete or asphalt due to the weight of our trucks & equipment. Our firm assumes no liability for damage to any utilities such as but not limited to gas, electric, plumbing, phone, cable, dog fencing, sprinklers, culvert pipes, etc. Additional Info: Any necessary permits or permit fees are owners’ responsibility. The cost of and obtaining of all permits, bonds, stakeouts, cut sheets, layout engineering, testing, etc. are excluded. Due to unforeseeable conditions during excavation, depths may go deeper than anticipated. A change order may be necessary should this occur. If, after being made aware of undesirable sub-base or base coarse conditions, the owner or owner agent insists on the installation of any part of the pavement without authorizing corrective action, our firm will not be responsible for any subsequent pavement failures, and will be paid as stated in the contract. Our firm shall not be liable for any failure to undertake or complete the work for causes beyond our control. Unless weekend work is clearly identified in the proposal, price is for work to be completed during the week (Monday-Friday). Night or weekend work available at additional cost. All work will be warranted for a period of (1) one year from date of installation on materials and workmanship for sealcoating only. All other work and materials including but not limited to mastic application, crackfill, pothole fill or any other materials not specifically listed is excluded.
